Thinking About Buying?

“There is a difference between a house and a home. A house is a place you live. A home is more than that: it’s a feeling, a sense of belonging, an overwhelming abundance of happiness.”

Buying a home is one of the biggest financial investments most of us make - whether you’re a first time buyer, or a seasoned investor, proper guidance through the transaction is a must.

I strive to use communication and education to tailor the transaction to my clients’ specific needs.

Lending & Grant Programs

When buying a home, it’s important to find a lender that works well with you. Your loan officer or mortgage advisor is a key player in helping you achieve your real estate goals. I can happily recommend a few lenders so you can see who fits best with you.

In Nevada, we see two very popular grant programs being used - Home At Last Down Payment Assistance (offered by Nevada Rural Housing Authority) & Home Is Possible Down Payment Assistance (offered by the Nevada Housing Division).

Both programs are great - check out their websites for more details as it will be dependent upon your personal situation to determine qualifying.

If you need help with raising your credit, we can chat about getting you with a credit repair specialist if needed.

Moving & Utility Transfer Services

Buying a house can be stressful enough, if you don’t want to deal with the hassle of moving, I can suggest a few moving companies I’ve worked with in the past that do a GREAT job.

Anytime Anywhere Piano Moving Company is one of the best of the best - short story time, one of my clients decided last minute they wanted to use a moving company, we called AAPMCO and they got us scheduled for the same week at a competitive rate, plus they’re a group of awesome guys who will make you laugh while doing all the heavy lifting.

For the utility transfer - ERA® now offers a program called Moves. Moves will set up all of your utility transfers for your closing date, help price out internet and TV services and more!

Inspections, Handy-men & Discounts

As the buyer, you get to choose your home and pest inspector. Some companies do both, some companies will even give a bid for the noted repairs needed.

Depending upon the property you are buying, you should choose an inspector who specializes in said type of property.

If there are needed repairs , I can suggest repairmen or handy-men, like Aloha Maintenance.

ERA® has partnered with some big brand name companies like PODS, Lowes, Budget Rentals and more to offer discounts to clients on things that are essential to getting into your new place.

Additionally, I will personally buy you a home warranty for the first year in your new home to cover all of your major systems.
